If the lower windows on one side of the house have a white, spotty film that comes back no matter who cleans them, it is almost always sprinkler overspray. Hard water dries on the glass and leaves its minerals behind, and every time the sprinklers run another layer goes on. Water across the valley is hard, so this is one of the most common things we see.

Why a normal clean does not remove it

Window cleaning takes off dirt that is sitting on the glass. Mineral deposits are fused to it. Scrubbing harder with the wrong thing scratches the glass, and scratched glass is permanent. Removing hard water stains is a separate, slower job, done pane by pane.

Why it is always quoted separately

Light spotting from one season and years of buildup are very different jobs, and there is no honest way to price them without seeing the glass. So we look first and quote it on its own, apart from any window cleaning.

When deposits have been left long enough, they can etch the glass itself. Etching is damage to the surface rather than something sitting on it, and it may not come out completely. We will tell you what to expect before we start, not after.

Stopping it coming back

  • Adjust or redirect the sprinkler heads that hit the house. This does more than anything else.
  • Run sprinklers early in the morning, so water is not baking onto warm glass in the afternoon sun.
  • Keep the glass on a regular cleaning schedule, so new spotting comes off before it builds up.

Is hard water removal part of a window cleaning?

No. It is always quoted separately, because how long it takes depends on how much buildup there is.

Can every hard water stain be removed?

Most spotting can. Deposits left for years can etch the glass, and etching may not come out completely. We will tell you what we think is achievable before any work starts.

How do I stop it happening again?

Stop the sprinklers hitting the glass. Adjusting a few heads usually solves it. Regular cleaning also keeps new spots from bonding.
